Gift Annuity for Real Estate & How United Way of Santa Barbara County Can Help
Jonathan purchased a home many years ago for $80,000. The home has appreciated substantially over the years and is now worth $420,000. Jonathan's wife of 45 years recently passed away. Jonathan has decided to sell the home and move in with his son and daughter-in-law so that he can spend more time with the grandchildren. However, he recognizes that even after using his $250,000 home exclusion, he will still face high capital gain tax from the sale of the property. Jonathan has been a volunteer at United Way of Santa Barbara County and would like to find a way to sell the home, avoid tax and make a gift to them.
Jonathan: The home has turned out to be a good investment, but now that my wife is gone, I would like to spend more time with family. I recognize that if I sold my home I would pay high capital gain tax. I'm looking for a way to reduce the tax on the sale of my home and obtain a little more income for retirement. I don't need a lot to live on, but I do like to spoil the grandchildren. I also like the idea of fixed income that won't fluctuate with changes in the market.
Jonathan called United Way of Santa Barbara County and discovered that he could transfer his home in exchange for a large fixed annuity payment, based upon his age. Because the home was extremely marketable, it could be sold quickly by the charity, and Jonathan would avoid capital gain tax on the sale portion. His home exclusion could be used to offset the remaining capital gain on the income he received from the annuity contract.
Jonathan: I decided to transfer my home to United Way of Santa Barbara County in exchange for the gift annuity and was delighted with the results. I avoided tax on the sale of my home and was able to receive a large annuity payment for my retirement. Best of all, because the payment was fixed, I did not have to worry about market fluctuations. Now, I can spend as much time with the grandchildren as I want!

United Way of Santa Barbara County Takes Part in 2nd Annual Bizz Buzz

Several hundred people showed up for the Goleta-based Nonprofit Support Center's annual Bizz Buzz event held at Fess Parker's Doubletree Resort September 25th, 2007. Sunglasses were the order of the day in the sunlit rotunda where a number of booths were set up by companies that cater to local non profits, such as Mailworks, Boone Graphics, Cox Business Services, Auction Experts, Impulse Internet, Document Systems, Goleta Chamber of Commerce, UCSB Career Services, and many more.
In addition, 'deminars' (seminar/demonstrations) were held on employee risk and assessment, tax planning, and life skills. Sponsors included Cox Business Services, Business First Bank, Hutton Foundation, Magic 106.3, and others.
NSC event presented their Leadership in Action awards at 10:30 a.m. for outstanding corporate citizenship (Pacific Capital Bancorp), nonprofit/business partnership (Los Portales Housing Project: Santa Barbara Foundation, Bermant Homes, S.B. Housing Authority), and best community collaboration (Campership Alliance.)

United Way: Lending a Helping Hand
George* is a 65 year-old man who has a long history of mental illness and substance abuse. He was living with his mother who was his only caregiver, making sure he took his medication and saw his doctors. When his mother passed away, he stopped taking his medication and began a downward spiral. George was left homeless living on the streets and began drinking heavily. One day George walked into a United Way funded agency where the Power of Partnership™ was able to take effect. Through the help he received at this United Way funded agency, George was able to make a successful recovery through housing placement, 12 step meetings, and mental health support groups. Thanks to United Way and the Power of Partnership™, George can now lead a healthy fulfilling life.
